Golub & Company and partner Alcion Ventures acquired One East Delaware in October 2016. At the time, the building was a class B apartment tower in an A+ location in Chicago’s Gold Coast neighborhood. While the Property had been very well maintained, the common areas and apartments had not been upgraded to levels expected by today’s sophisticated renters. We saw an excellent value-add opportunity to significantly upgrade both the units and the amenities to elevate the property to a class A building.

In order to achieve their goals Golub first needed a logo redesign and branding that would embody, guide, and inspire the “look” of the new renovations. The logo was created before the interior designs were fully realized and therefore served as a springboard to the master design plan.  The brand of One East Delaware fuses chic new finishes with timeless design to capture the distinctive spirit of the Gold Coast.

The overall goals of the One East Delaware renovation project were not only achieved, but surpassed. The renovation is simply stunning, to a level where it’s hard to believe you are even in the same building! When current residents see the spaces for the first time, they are speechless. The return on investment has also been a success. With the unit renovations and the completion of all the common area and amenity work, we have been able to increase rents by an average of $0.40 psf.
